A whole limewashed facade changes a house’s character more than any other brick project, and it is the largest one. Getting there means masking every window, door and eave, dampening the brick ahead of the brush, and coating one side of the house per dry spell. Two-story walls often need scaffold or a lift, which affects the timeline and quote.

Red, orange and mismatched brick

Imagine the house and its later extension reading as one building, in a soft tone where the brick’s heat is a hint rather than a shout. How close you get depends on how hard the underlying color pushes back, and that only shows on a trial area tucked out of sight. When orange or red keeps glowing through, one option is to start with a tinted coat that neutralizes it, then finish in the paler color.

The limewashed-brick look is harder to reach over paint, because painted brick cannot absorb the wash. Some products allow a bonding or mineral primer over paint that is still firmly attached; others are made for bare masonry alone, and flaking paint has to come off whichever is used. Where most of the old paint is letting go, removing it and moving to a breathable finish usually holds up better.

What brick needs before it is limewashed

An even, lasting finish needs brick that is clean, sound and thirsty. Dirt, moss and crumbling material are washed off. White salt deposits, called efflorescence, are a sign that moisture is moving through the wall and need investigating. And if water beads on the surface instead of darkening it, an old repellent sealer will stop the limewash soaking in.

Problems behind the brick come first: cracked mortar, failed caulk, leaky gutters or soil banked against the wall. Limewash lets a wall breathe, but it cannot cure the cause of wetness. And where a house predates 1978, Washington’s renovation rules require any scraping or stripping of old paint to be done with lead-safe work practices by a certified firm.

The finish looks its best, and lasts longest, where exterior masonry can soak it up.
